SellerFinanceHQ.com was founded by a family of real estate investors, specializing in helping folks with some issues which kept them from getting a home. Usually, this was a matter of credit. While no one wants to talk about it, the vast majority of Americans have credit issues. And now, it's going to get worse.
We would buy properties in desirable areas (We started in North Metro Atlanta), and market them to buyers needing a lease purchase, for whatever reason. We would then work with the buyer while they were in the home, to rectify whatever problems they had. We have been doing credit restoration and counselling for over 20 years. As long as the income is there, we can work around everything else.
Recently, because of the meltdown in the mortgage industry, and our connections to the Largest Investor Network in the country, we were approached by a few builders to help them market their inventory via our program. With bank approval of our program, we can put good folks in the new homes, while we resolve their issues. Once they are ready for their new mortgage, we finance them out and the builder gets to move on.
Most of the folks who contact us are looking for alternative methods for a variety of reasons. Most are because they can't get normal financing right now due to the state of the mortgage industry. Some, it's because of credit issues. Some because of time on the job. Some because they just know they can't get a 2nd (or 3rd) home mortgage right now. Most of our homes are brand new (or trade-ins on new ones) with a select group of builders we work with. WE DO NOT work w/ any builders (no matter how nice they, or their homes are) who are in questionable finances. We will not put someone in a seller finance, or lease purchase if there is any chance the builder cannot perform.
While we started with normal family homes, we built up our inventory levels thru our builders to a point where we now routinely market and close multi million dollar properties. And- our process reduces the owner’s risk and typically provides an option most banks are happy to go along with.
